Each of our properties was acquired because they met a clear strategic threshold: optimal location fundamentals, proximity to essential services and infrastructure, and long-term demand that is not dependent on market cycles.
Our firm operates at the intersection of financial rigour and real estate expertise. We are not a fund that cycles through assets on a short timeline. We don’t acquire properties and hope the neighbourhood catches up. We identify locations already anchored by universities, hospitals, major employers, transit corridors, and everyday services, then move decisively when the right opportunity presents itself.

At Ferrovia, we take an active role in the management of our properties. Every capital improvement decision, every operational standard, and every investment in the portfolio reflects our direct involvement, ensuring that our assets are managed in line with our long-term ownership values.

Federico Berloni has spent over 20 years at the intersection of real estate, finance, and investment strategy. Trained in finance and accounting, Federico approaches every acquisition the way an analyst would. He pays rigorous attention to fundamentals, capital structure, and long-term return potential while applying the operational instincts of someone who has been building and managing real assets for two decades.

Ferrovia Capital is the direct expression of that experience. Every property in our portfolio reflects Federico’s personal investment thesis: strategic locations, quality construction, disciplined pricing, and a genuine commitment to the communities these buildings serve.

He is actively involved in all aspects of the firm, from sourcing and underwriting acquisitions to overseeing asset management across the portfolio. That hands-on approach is not incidental to Ferrovia’s growth. It is the reason for it.
